TOMATIN HOUSE IS NOT AVAILABLE TO LET.

To comply with the Scottish Government's new regulations, which apply to short term (holiday) lets, we would have had to undertake substantial building and electrical work to Tomatin House.  This is not feasible nor economic.

 

It is with great regret therefore that we have had to take the decision that we cannot let Tomatin House in the future.

How easy is it to get to Tomatin?
 

  • Tomatin is a small village about a mile off the A9 main trunk route, mid-way between Aviemore and Inverness (each about 15 miles away).
     

  • Inverness Airport is located at Dalcross, 10 miles to the east of Inverness close to the A96 Inverness-Aberdeen trunk road.  
     

  • There are flights into Inverness from a number of airports around the UK and Europe.
     

  • Scot Rail has regular services to the Highlands with stops in Aviemore, Carrbridge (8 miles away but note this is infrequent) and Inverness.
     

  • City Link and Stagecoach have a frequent bus service from the main Scottish cities.  Some buses stop on the A9 near Tomatin but do check.

What is the cost and cancellation terms?

  • Only available for exclusive use, the price ranges from £2975 (7 nights) for the entire house in the low season to £3850 in the high season, excluding fishing. 

  • Nightly rate Jan-Mar £425, Apr-May £495, June-Sept £550, Oct £495, Nov-Dec £425 (excl Hogmanay 29 Dec-6 Jan £520 pn).

  • We require a non-refundable 25% deposit on booking, and the balance is due 2 months in advance of arrival date.  Please note there is no refund for cancellations made within 35 days of check-in.

  • A £750 security deposit is taken, from which any repairs and/or damages will be offset. The full deposit, or balance after deductions, will be refunded within 14 days of departure.  

  • Minimum 3 nights stay.

  • Fishing for salmon is available for £40 per rod per day throughout the season, from beginning of May to end of September. Up to 6 rods.

  • Cleaning surcharge of £150 per visit will be applied.

Is it dog friendly?  
 

  • We welcome well-behaved dogs (up to three maximum), but they are not allowed in the main part of the house. There are kennels in the grounds or there is a warm and comfortable side porch where they can stay.

 

Has Tomatin House got WiFi?
 

  • The house has good WiFi access (code is on the router in the hall) and mobile phone signal.  The house phone number if needed for incoming calls only is 01808 511728.

Will we be met on arrival?  

  • Yes, someone will be here to welcome you on arrival, show you around the house, and also take you to the river if you’re fishing.  It may be one of the partners, Edward Usborne (mob 07786 436176, email edward.usborne@btinternet.com), or Colin Glynne-Percy (mob 07968 493747).

Is it accessible for the disabled?  

  • Sorry, no. The bedrooms are all on the first floor and there is no lift.

Cook, self-catering, eating out?

  • Tesco Supermarkets does home delivery and it can be helpful to do an online shop in advance.  There is also the 3 Bridges Cafe & Shop in Tomatin village, a small grocery store in Carrbridge, plus speciality stores and supermarkets in Aviemore and Inverness.

  • Lots of good restaurants in Inverness including: The Mustard Seed, Rockpool, The Kitchen, Tapas, Cafe 1, The Raj, Zillis, Prime, Tiger on the Wall, Ness Walk.

Where can I charge my hybrid car, and where are the nearest petrol stations?

  • There are petrol stations in Perth, Pitlochry, Aviemore, Carrbridge and Inverness but do check opening hours as they are not all open 24-hours.  

Do we need to bring our own linen?  
 

  • All linen and towels are provided. Basic items are provided (e.g. kitchen roll, fairy liquid, loo rolls).  

Can we fish on the River Findhorn near the house?

  • Fishing is available from the beginning of May to the end of September (for up to 6 rods, £40 per rod per day) by separate arrangement.  Please contact us for further information.

Who provided the great pictures and videos?
 

The house was perfect for our four generations get together. Beautiful gardens and walks, the house is full of character and you can tell a well-enjoyed family home.  We hope to return for another family get together in the future.  Thanks again - The Beckett family, July 2022.
